OwnerRez is our property management system — the central hub that connects everything. It manages bookings across all channels (Airbnb, VRBO, Booking.com, Google VR, direct bookings), prevents double-bookings through real-time calendar sync, processes payments, generates owner statements, and stores all guest and property data.
For owners, OwnerRez powers the owner portal — a real-time dashboard showing upcoming bookings, revenue, expenses, and property status. Not a monthly PDF. A live view that updates every time something changes.
PriceLabs handles dynamic pricing — adjusting nightly rates based on demand signals, competitive pricing, and seasonal patterns. But we don’t run it on autopilot. We configure it with seasonal rate architecture (min/max guardrails per tier), event surges, and property-specific overrides. Then we review it weekly and adjust when the algorithm gets it wrong.
PriceLabs connects to OwnerRez, so pricing changes flow directly to all listing platforms without manual updates. When we raise rates for Cherry Festival, every channel reflects the change within minutes.
ROAM Signal is our proprietary tool — built in-house because no existing product tracked what we needed. It monitors your listing’s search rank position on Airbnb daily, tracks competitor listings in your micro-market (pricing changes, listing updates, new entrants), and alerts us when something changes that could affect your performance.
If your listing drops from position #5 to #12 in Traverse City search results, we know within 24 hours and can diagnose whether it’s a pricing issue, a review dip, an algorithm change, or a competitor improvement. Most managers find out about ranking drops when revenue declines weeks later — by then, the damage is compounded.
Signal is used internally for all managed properties. It’s also available as a standalone tool for revenue management clients and — notably — is used by competing property managers across the country. We built something good enough that our competitors pay to use it.
Smart locks, noise monitors, and thermostats connect to our management system. Guest access codes generate automatically from booking data — check-in time activates the code, checkout time deactivates it. Noise monitors alert the on-call manager directly. Smart thermostats adjust between guest stays to reduce energy costs and provide freeze protection.
