Discovery Call
You schedule a free call. We ask about your property, your situation, and what you're hoping for. It takes about 20 to 30 minutes. No hard sell, no commitment — we're both figuring out if this is a good fit. If the numbers make sense, we move forward. If they don't, we'll tell you.

Property Assessment
We dig into your market. Comparable listings, local regulations, seasonal demand patterns, and what top performers are doing. You get a report showing where your property sits today and where we think it can go — with specific numbers, not vague promises.

Agreement & Setup
We put together a management agreement built around your property — not a template contract. Once you sign, the tech setup starts: property management software, pricing tools, smart home devices if you're on the Performance tier, and channel accounts configured.

Phase 2: Foundation
The first step in establishing the foundation is to introduce technology that will underpin all future endeavors. This technological framework will serve as the cornerstone upon which a successful launch will be constructed.

Eliminating calendar, pricing, and listing errors and implementing best practices will improve search results. Property Management Software (PMS), Dynamic & Adaptive Pricing Software, Guest Communication & Experience Software, Smart Home, Security & Monitoring Devices, and Owner Portals for Maintenance & Financial Reporting.

Distribution
Maximizing a listing's reach and exposure is crucial for the success of a short term rental. Proper configuration & setup of each platform is nuanced and specific, with different consumer buying behaviors and algorithms impacting listing performance. Channels include Airbnb, Vrbo & Expedia, Booking.com, Google Vacation Rentals, Direct & Social Media, and Multi-Calendar Synchronization.

The first booking data starts coming in. We can see impressions, clicks, and bookings. A/B testing begins — we try different titles, different hero images, different photo orders. Pricing adjusts to real demand, not projections. Gap night strategy activates. Each month builds on the last. The flywheel is spinning. By month 4-6, the compounding effects are visible in the revenue data.

Phase 4: Evolution

What You Do During All of This
Honestly? Very little. Check your owner portal when you're curious. Take the quarterly review call. Block off dates for personal use. Read your monthly statement. That's it. We handle everything else — the listing, the pricing, the guests, the cleaners, the vendors, the compliance, the reporting.
The whole point is that you get the revenue without the work. If you wanted the work, you'd self-manage. You hired us so you don't have to.

Your existing bookings are protected — we don't let anything fall through the cracks during the handoff. Guest communication transfers without a gap. Listing migration preserves your review history wherever the platform allows it. Most transitions take 2 to 3 weeks from signed agreement to fully live.
